Four ways to lose money in Dubai property

The market is fine. Individual purchases are where people get hurt. These are the four failure modes we see most often — and what we do about each one.

Buying the launch, not the asset

Off-plan launch pricing often already contains the growth you're hoping to capture. Resell before handover and you're competing with the developer's own remaining stock — on payment plans you can't match.

What we do: check the developer's actual delivery record and the resale depth in that community first.

Ignoring service charges

Two buildings with identical rent can have net yields more than a full point apart, purely on service charge. It's the most-ignored number in Dubai investing — and it's reviewed annually.

What we do: model net yield, not gross. Every time.

The 2027 handover cluster

Around 75,000 units are scheduled for 2027, though Dubai has historically delivered only about 56% of forecast supply. Citywide glut is unlikely. Specific towers getting squeezed on rent is likely.

What we do: check what else completes within one kilometre in the same window.

Buying a yield you can't collect

"Guaranteed 10% ROI" is usually gross, usually time-limited, and usually priced into the purchase. The question is never what year one pays — it's what year six pays.

What we do: strip the guarantee out and show you the underlying number.
